Standard Cleaning Fee
A flat $125 cleaning fee is applied to every reservation to cover professional interior turnover and sanitization.
Occupancy Limits
11 maximum occupancy is strictly enforced. Unauthorized overnight guests will result in immediate cancellation of the stay without a refund.
Smoking & Vaping
This is a strictly 100% smoke-free and vape-free property (both inside the cabin and inside the barn facility).
General Pets
Non-equine pets are prohibited for this property due to allergy requirements. Guests must pick up all pet waste.
Pond Safety & Conservation
Our property features a natural pond for your scenic enjoyment. Guests are welcome to swim, float, or fish; however, please be aware of the following strict safety and conservation policies:
Catch-and-Release Fishing Only
Fishing is permitted and encouraged, but all fish must be safely returned to the water immediately after being caught. Keeping, cleaning, or consuming fish from the pond is strictly prohibited to protect our local aquatic ecosystem. Guests must bring their own fishing gear.
Swim at Your Own Risk
There is no lifeguard on duty at any time. Guests assume all responsibility, personal liability, and inherent risks associated with swimming, wading, or using watercraft in the pond.
Adult Supervision Required
Children under the age of 18 must be directly supervised by a responsible adult at all times when near or in the water.
No Diving
The pond is a natural body of water with fluctuating depths, underwater terrain, and hidden submerged hazards. Diving or jumping headfirst is strictly prohibited.
Equestrian Restriction
For the health and safety of both the livestock and the aquatic ecosystem, horses are strictly prohibited from entering or swimming in the pond.
๐ด Equestrian & Barn Policies
Our property offers premium equestrian accommodations, including secure stalls and secure paddock turnouts.
Horse Boarding Fees
Horse fees are $30 per night, per horse. This flat rate applies universally whether your horse utilizes a covered stall, the paddock turnout, or switches between both during your stay.
Health Documentation
In compliance with Tennessee law and local trail safety, a current negative Coggins test is strictly required for every horse entering the property. Please text or email copies of your certificates to the host prior to your arrival at 865-712-7255.
Stall Maintenance & Stripping Fee
Guests are fully responsible for the daily care and final cleanup of used equestrian spaces. We provide wheelbarrows, manure forks, and water access. Prior to checkout, stalls must be completely stripped of all manure and soiled bedding, and paddock areas must be cleared of heavy waste. Failure to clean stalls/paddocks upon checkout will result in an automatic $50 Stall Stripping Fee charged directly to the payment method on file.
Feed & Equipment
Guests must supply their own feed, hay, feed buckets, and specialized tack. Please ensure all feed is kept in secure, rodent-proof containers.
Equine Liability
Horses are inherently unpredictable animals. Under Tennessee law (T.C.A. ยง 44-20-101), an equine activity sponsor or equine professional is not liable for an injury to or the death of a participant in equine activities resulting from the inherent risks of equine activities. Guests assume all liability for the safety, health, and behavior of their livestock while on the premises.
